A fourplex occupying a corner lot, its massing stepped to address both streets while keeping ground-floor units in close dialogue with the sidewalk. The corner condition is treated as an opportunity rather than a problem — each facade is considered independently, giving the building two distinct street presences and four very different unit outlooks.
